how may pitching machines will you have? It can be painful waiting for ones turn if you have 5-10 guys show up. Unless you build a bar, problem solved. LoL Love to see the setup

all you need is a warehouse unit, netting, pitching machines and some food and drink to sell.

 

Cheaper to have King throwing bp pitches at a ballpark. We can also cut cost by neglecting the pitchers safety screen. :)

fyi played baseball for many years. Ontario Jays and got a scholarship but failed.

 

Playball Academy in Cambridge is unreal.

Yea, but rarely people actually buy those places, they just lease. Depends on the location and size but you can get industrial space for "cheap". Going from my poor memory, you might be able to lease a place for about $5 per sqf per year.

So if you need 5,000 sqf, IF indeed it was $5 per sqf, you're looking at $2,100 per month.

If it was retail space, then they would probably charge closer to $30+ per sqf which would make it very expensive.

 

I always found it interesting, the difference between retail/office/industrial space. You could argue it's still the same land but in reality those 3 categories charge a whole different type of taxes. Which makes industrial super cheap, office semi expensive and retail unreal expensive.

 

You also need to remember that just because residential property costs a tonne, doesn't mean that commercial property costs a tonne too. There is definitely a relationship between the two but it's no where near the same ROI.

I'm sure there are plenty of affordable commercial properties around, especially in the northeast far away from any TTC subway stations since that appears to be 90% of the determinant of property prices in Toronto (another 5% each goes to proximity to the lakefront and perceived local crime rate).

I am considering putting a batting cage (similar to the playdium batting cage) at scarborough, would you guys be interested?

 

I might go check it out, but I don't think getting a couple dozen positive responses on this board is adequate market research. There are a fair amount of adequate baseball diamonds in this city and I would say about 90% of the time I've passed by one, it's unused during the summer. Contrast that to Woodbine Beach, where there's something like 100 posts set up for volleyball and they are in almost constant use from June to Labour Day. I don't think baseball-related activities is very good business in Toronto.

I was a pitcher and can play catcher. I made a few mistakes in my life outside of baseball that cost me any chance. I have a few friends in the minors for MLB teams. The playball in Cambridge is where I spend my days off usually. Great place.

Hate to break it to you but you do realize Scarborough is in Toronto... I live on Bloor West in Etobicoke and own a condo and I pay property tax each year to the city of Toronto, but according to you I don't live in Toronto though right....?

thanks for all the replies. We are working on it to put one at Scarborough. hopefully, it can open after christmas and before spring.

 

There is some competition coming in just East of there. Pickering is getting a new complex I understand. They may or may not be doing it correctly (less capital by partnering up with an OBA org)

I actually heard it's gone up to a f***ton and a half.

 

But OP, if you want to do it, make it unique. Have bitches in bikini's serving beers or some s***. I'd drive the 45 mins it takes for that alone. And since it was such a long trek I'd probably stick around longer and spend more money.
